Annandale sits between the Beltway and I-395, a corridor where single-family homes on quarter-acre lots still dominate but where land-use plans from 2017 have gone largely unimplemented. County staff now cite the need to meet state housing targets set for 2028 as the reason to revive those plans. Properties near the intersection with Backlick Road, long occupied by one-story retail strips, form the core of the proposed overlay district.
Commuters from these blocks already use the nearby Dunn Loring Metro station or drive the same route that serves workers heading to offices near H Street NE. Local real-estate agents report multiple cash offers on teardown lots this spring, a pattern also visible in the Navy Yard redevelopment zone south of the Anacostia River.
Current median sale prices in Annandale zip code 22003 reached $585,000 through June, according to county assessor data released last week. That figure sits 16 percent below the 2024 peak in nearby Falls Church City, where similar rezoning produced a 22 percent gain within 18 months. The draft ordinance would allow mixed-use projects with 20 percent affordable units in exchange for height bonuses.
Prospective buyers should review the county planning commission packet posted online and attend the July 28 session at the Fairfax County Government Center. Those who secure options now on parcels inside the proposed district stand to benefit if supervisors approve the changes before the end of the year.
