Georgetown's M Street corridor added three new ground-floor tenants this spring, including a zero-waste goods store and a rotating pop-up gallery inside the former site of a longtime stationery shop at 3224 M Street NW.
The changes arrive as the Georgetown Business Improvement District reports rising interest from property owners in converting single-use retail spaces into hybrid venues that combine shopping with events. District records show six commercial leases signed between January and June 2026 along Wisconsin Avenue and M Street, up from four in the same period last year. The moves follow a 2025 zoning adjustment that eased rules for temporary outdoor seating and art installations on sidewalks between 30th and 35th Streets NW.
Longtime spots such as the Georgetown location of Baked & Wired at 1052 Thomas Jefferson Street NW now share blocks with newer arrivals like a plant-based bakery at 1235 Wisconsin Avenue NW that opened in March. The neighborhood's waterfront path, part of the larger Rock Creek Park trail network, gained two new kayak launch points managed by the National Park Service near the Key Bridge. These additions sit alongside established attractions including the gardens at Dumbarton Oaks, where timed-entry tickets for summer 2026 went on sale June 15.
Foot traffic data collected by the Georgetown BID shows a 12 percent increase in weekday visitors to the waterfront segment between April and June compared with the prior year. Average retail rents along the main strips reached $68 per square foot in the most recent quarter, according to commercial listings tracked by local brokers.
People planning a visit can check the Georgetown BID website for the current schedule of free Friday evening concerts at Washington Harbour through September. Street parking remains limited; the nearest Metro station is Foggy Bottom-GWU, a 12-minute walk from central M Street. Several businesses now require advance reservations for weekend tables or guided neighborhood walks offered through the Historic Georgetown Partnership.
